Default Water Damage - Can I terminate my lease?

Hi... I rent a small one bedroom apartment for about $500/mo but I have been staying with my girlfriend for a few weeks at a time lately. I have been thinking of trying to get out of my lease early since my place had become used mostly as storage space. Well upon arriving home one day I noticed that nearly 50% of the floorspace was soaked with water. I had not been there and the toilet was not backed up so I was very confused. Upon seeing my utility room I noticed that the water heater must have been the cause of the problem. Everything in my utility room was mold/mildew damaged. I notified my landlord immediately and then moved everything out of that room so that they could have someone come look at the problem. I asked her that I could just be out of the place by the end of the month she could give me my deposit ($200) back to cover my damaged items and we could call it even... considering my lease is up this summer anyway. It has been almost 6 days now and my landlord still have no answers as to what they are going to do. My apartment just sits there damp moldy fans running - unihabitable while they work things out on their end. She says that it depends on what the contractors say about the work that needs to be done. She also said that she has not offered me anywhere else to stay because I mentioned staying elsewhere when I spoke to her. I want to keep my personal life private and deal with this from a legal perspective. I have no read the smal print on my leasing agreement yet but does anyone have some advice as to how I can get out of the lease on this crappy apartment ASAP?!?
