Tenants - Watch Out for the Landlord's "Standard Form" Lease. There are numerous factors to negotiate besides the rent - CAM, exclusivity, assignment, relocation clauses and repair obligation. A review of a lease could cost you a $1,000, but a default could cost you +$400,000. We are currently working with a client who is facing $630,000 from a Standard Form Lease (think about it - # of months left X monthly rent).
