Default Tenant-at-will to signing lease and terminating

I lived in a house for over a year with no lease agreement with one roomate. When I first moved in I had one owner with a set price of 400 a month. Soon he defaulted on his mortgage and another owner took over and set the price at 1700 a month and we made a verbal agreement that I would pay that every month until I left. There were no papers signed or any sort of lease other than the mutual agreement that I could live in the house and so could my roomate as long as we paid 1700 a month.

Then my roomate moved out in July and another came in and the owner said I had to sign a lease and if I didn't we had to leave within 3 days. Of course we signed because at the time we had no where to go. On the lease we stated that the rent and security deposit would be paid at the beginning of next month since I had already paid for the previous month and the lease was signed a week prior to the end of the month.

4 days later the landlord terminated the lease because we did not get renters insurance within 24 as stated by the lease and said we had to be out by the first weekend of the new month (which we were). Now he is suing me for the whole month plus house cleaning even though this lease had never begun.

I am fhaving trouble tracking down documentation on situations like these so I'd appreciate any advice, thanks!

Check out your state's website for landlord tenant law. You should be able to find your answer there. I know this is frustrating.
