Smile sub-letting and removal of additions to lease

Hello, I am in a bit of a jam. I moved into a rental property with 3 other people in August 2005. Since the beginning our landlord has been very difficult to deal with and we all feel that he is untrustworthy (I can get into details but I guess it's beside the point). Earlier this year, my boyfriend moved in and the landlord wrote up an 'addendum' to the lease, a separate paper verifying that he is listed on the lease. Well now we are engaged, and I have just found out that I am pregnant. Our lease is not up until May but by then I will be as big as a barn, so we are looking for another place to live.

I talked with our landlord about it and he said that we could move out because I have found someone to take over my portion of the lease, but a) he wants me to stay on the lease and b) we can remove the addendum, but we'll have to 'work something out' with the rent. So my fiancee and I went somewhere and filed an application to rent an apartment. The woman that works at those apartments tried to contact my landlord several times to very our residency. When she finally got a hold of him, he said that he can't verify that because I am still bound to our lease. So I called him and he said that legally I am not allowed to sublet (?), but that he'll have the person I found to take my place fill out an appilcation.

So my questions for you are:
1. Am I legally required to stay on the lease if he accepts the application of the person I've found to take my place?
2. If I am required to stay on the lease, am I legally allowed to sub-let my portion out to this person?
3. Is my current landlord required by law to verify my current residency so we can sign up for the new apartment?

Every state has different laws regarding this type of thing. You may want to see if your state has a website that lists the renter's rights. You may also want to speak with an attorney as well to discuss your legal options. You can locate one through the attorney locator on Lawinfo's home page at http://www.lawinfo.com/.
