Default roommates girlfriend

Before i moved in with in with my fiance' he had a roommate that rents the master bedroom and the master bathroom. My fiance gave this guy a key for himself and a spare to put in his wallet in case he cant find his key. This guy ended up giving his girlfriend the key and she comes and goes whenever she wants to. Before i moved in my fiance just "put" up with it. She was here all the time and mind you she doesnt pay a cent for anything. Since i moved in i have been trying to fix things so we can have our key back and she would not be allowed to be here when he isnt here. We have had house meetings and my fiance has written a lease that this guy refuses to sign. We have tried to limit her time here, trying to be fair to the tennant, but he just does whatever he wants to, so does she. He goes to work rather early in the morning and we have agreed the mornings she is here she can have up to 8:30 am to leave. She has thursdays off and gets up whenever she feels like it and leaves whenever she feels like it. We would actually like this guy to move, we feel this is the only way to fix the problem. We are at wits end with this situation. Someone please give us some advice????

If there isn't a lease for any specific amount of time, all he needs to do is give the guy notice that he needs to leave. The amount of time depends on the situation, but I would suggest 30 days. The notice needs to be written.
