Default roommate nightmare

I will try and keep this as short as possible, ok here goes.....I moved in with my fiance in nov. of '06. I moved in knowing full well he had a roommate. My fiance owns the home. He only rents two rooms, the master bedroom and the master bathroom. We stay in the smaller spare bedroom, and smaller bathroom, which is no problem. What i didnt know is that this guys girlfriend stays over, she doesnt live here and doesnt pay rent. The rent for one month for this guy is 750.00 and he thinks that includes her staying when he isnt here. Well she broke our dryer and didnt say anything, broke our washer and again didnt say anything. The dryer my fiance could fix but the washer was a goner. He purchased a new one and there is a way to disable it so no one can use it. I do not want her using it, it is an expensive front loader machine. I offered to do the guys laundry for him as long as he supplied his own detergent. Now he is complaining that we wont let him use the washer, but actually he is about the laziest man ive ever seen around and its not him that would be using the washer. Which would mean his girlfriend would be here when he is at work doing laundry, i forgot to mention she does her own laundry here. Ive come right out and said no, and that i offered to do it for him. Now at the first of the month he pays -60.00 in his rent check cause SHE had to go to the laundry mat. What i am asking is that legal? We are waiting for the rent check to clear then we are giving him a 30 days notice to vacate. But what if he doesnt leave? What do we do now?

I can understand that this is a frustrating situation. If he doesn't leave you are going to have to evict him.

gO TO GOOGLE ONLINE JUST WRITE IN EVICTION FOR YOUR STATE. SINCE THIS PLACE WAS ONLY RENTED TO THE MALE WITHOUT ANY MENTION OF AN OTHER PERSON SHARING THE ROOM I BELIEVE YOU HAVE A GOOD CHANCE OF GETTING RID OF HER AND MAYBE HE'LL FOLLOW.
