Default renter stops paying

Renter is 2 months late. Sent 10 mday notice to pay. After sent 3 day notice to vacate. Believe this is correct procedure in Indiana. What do I do next?

You bring your evidence of notice to your local county court and get an eviction order issued.

Thank you. waiting on return service card from certified letter sent last week.

Perfect. The court will want to see that. Also make sure you bring copies of any other paperwork like the lease, any amendments to the lease, any responses they might have given to your notices, and proof of receipt of payment for the last few months they actually paid for (you don't want them claiming that they prepaid).

Yes I have all that. I am sure they will ignore cert letter. I believe they make 3 trys then return letter to me. Thats what I am waiting for. Thank you again

If they refuse service on the certified letter, you can also have them served by a process server if need be.
