Default Realtor living in my 'For Sale' house during sale

My house was vacant after a renter trashed it. I relocated 700 miles away 2 years previous so I decided to fixed it up to sell. My Realtor was going through a divorce and asked if he could live in the house for free for up to 2 months to stage it and hopefully sell it faster.
It sounded good to me so I agreed (the realtor was also a friend).

The home did not sell and was Foreclosed. Unknown to me, my realtor never moved out.

Now he wants to excercise his right to stay in the home after the foreclosure. He wants me to write up a lease to prove he has a right in the house.

Obviously, it makes me very angry and I question his credibility and motivation in selling the home in the first place.

I feel like he owes me something for living for free for so long.

Any advise?

offer to create a lease for him to stay after the foreclosure. Obviously, he is not a man with integrity. Why would he want to sell your place if he could continue to live there for free.

However, you will not be able to collect anything from him for rent.

You need to get him out of there ASAP. Even if there was no written lease, you need to serve him with a Notice to Quit and proceed with the eviction from there if he doesn't move out.
