Need out of lease, due to violence in area
I have recently just renewed my lease for an additional year. My lease is up as of October 2009. It states that I am liable for all rental fees as well as 1500 break lease fee.
I have noticed a lot of violence in the area where I reside. Last month I had my car hit, when a person was fleeing from the police, and last night there was a drive by. I need to know my legal rights. If I feel that my life, and my family's lives are in jeopardy am I liable for all of the rental fees?

Your Landlord is not accountable for crime in area. You do not have grounds for breach. If you wan tout of lease you either abide by Landlords terms or work out another deal all parties agree to

If and when you should decide to leave, remember that your local police department or sheriff's office usually makes crime reports available free of charge. Many have crime type/location info on their websites so citizens can see with a few quick glances what types of crime are happening and where. Call and ask about the neighborhood BEFORE you move into it. Signup for things like automatic alerts or weekly crime updates that most departments and agencies make available so you can stay abreast of happenings.
If they don't have a full time crime analyst on staff, ask to speak to someone in community relations who can track down this info for you.
