I recently purchased a home on 6.6 acres. We noticed that a local farmer was farming part of our land. When we questioned him, he stated that he leased that part of the land for 30 years for a lump sum payment of $4600 from the owner of the home 10 years ago. The home has sold twice since that agreement was signed. We were unaware of any of this until today. It was not discovered during our purchase/closing process. Are we bound to this agreement? What do we do now?

How did you come to know of the situation - by physically discovering it, or was the lease recorded and you found out in during the title review process?
