Post What are the inspections that are REQUIRED by Delaware law with a FSBO sale?

I am selling my house for sale by owner (FSBO) and was wondering if the Buyer doesn't want to spend the money on inspections (general, wood destroying insects, etc), are there any LEGAL requirements that they have to do?

I know that inspections are supposed to protect the Buyer, but if he wants to waive them, is there any reason why this would be a legal problem from allowing the transaction to go through? A friend of mine gave me a copy of the New Castle County Board of Realtors contract form, but its not clear whether the inspections are a legal requirement.

Can someone answer this question for me?

Buyers are not generally REQUIRED to conduct the inspections. However, sellers in real estate transactions will have certain disclosures regarding the condition of property (perhaps even more of a disclosure duty if a condition is not exactly obvious, but only discoverable through seller's disclosure and/or an inspection). Unless you have some experience in selling homes, I do suggest seeking the advice of an attorney with regard to minimizing the potential liability sellers may face.
