HomEq Servicing Lawsuit
We were in foreclosure and HomEq locked us out of our house prior to the redemption period ending. I am looking for anyone else this may have happened to. I suspect this is standard operating procedure for them but because most do leave (abandon) their property prior to the end of the redemption period they may not be aware of it.

Hi,
we have been fighting HomEq for the past two years in NH. They took our mortgage over and tried to foreclose on us within 60 days of taking the mortgage over.

Homeq Nightmares
I am not that far from them coming and pad locking my doors either, all do to their ignorance, rude and unproffesional reps. that work there. I too am looking to get an action lawsuit against them, but have be unable to find a lawyer. I have a meeting with one next week and hope something comes from it. I have file complaints with the Better Business Bureau, Attorney General Of Pennsylvania and with the Department of Banking. But because Homeq is Federaly mandated they have no control over them. So basicly since there is no one to mandate their business actions they seem to be able to do the ripoff acts with out anyone getting in there way.

Dirty Rotten Home Sealer: HomEq
If you do find a class action lawyer, I want to join. I have tons of evidence/paperwork proving their predatory mortgage practices. They did not steal our home but because of HomEq we are stuck in a subprime ARMs mortgage loan that has gone from 8 percent to 11 percent over the last 6 months and has increased our monthly mortgage payments by almost $240. It will adjust every 6 months until it reaches 15-16% which will double our monthly mortgage payments. THIS SHOULD BE CRIMINAL AND IT HAPPENED BECAUSE OF HOMEQ. sallietoo@netscape.net

Homeq Crooks
I am writing to ask anyone in this class action suit to add me, I have a mortgage from homeq, that they bought off a sub prime lender..
Now my house is pending forclosure, I have lived here for over 30yrs.,and I have read about there hiking interests..I too am facing this B.S.

HomeQ Class Action Suit
 I too have been scammed by this company. It seems that all of us have the same story pretty much and we need to find someone to do something about it. HomEq Servicing SCAM
I am currently involved in a mortgage being serviced by HomEq servicing. They have foreclosed on my mortgage 5 times in 4 years. I was successful in reversing 1 of them by filling a complaint with the OCC. But receintly the latest foreclosure was obviously just shrugged off by the OCC. With the return response being filed to WACHOVIA who really owns my pappers. Homeq i think is in someway owned by WACHOVIA . But the OCC response was due to a change or transfer of ownership that took place on April 1, 2007 that no information was available. I admit to being behind, I have a seasonal occupation (Tree Service) and the winter is always slow. Planning ahead sounds easy but HomEq has there way of making that extra difficult. This year in March on aprox. the 15th 2008, I sent two checks. 1 in the amount of my Jan. and Feb. mortgage payment, the other check in the amount of my March 2008 payment. (With hopes of being able to demand the March payment not be reported to any credit agencies being received within the month of being due. I took a job out of state to provide income, upon returning home in April of 2008 I was greeted with a foreclosure notice on door, and overnight mail at the door step. In the overnight mail was the two checks i had sent. Stamped on the back with (RECEIVED MARCH 31, 200  . Just exactly what they were doing is unclear , scamming me for legal fees is largely what they did. The fax taped on my door was dated along the outside edge where they all are, of when they were sent by fax. It was Sunday March 30, 2008 just one day before the stamp on the back of my checks the 31st. I think i made a repayment agreement by the end of the month, returning to them enough again to be current. Except for the newly added legal fees of $2,300 additionally due dollars to bring my mortgage current. My monthly payments went from $1,150 to $1,990 for the next three months. In the attempt to find out what was going on, the first representative i spoke with argued with me over my Dec. 2007 payment not being received. After several attempts and the proof of the check that i sent on my credit union account (from the credit union account that i had paid to them out of my account to cover the amount). I think that they did'nt post it as paid for the month as would explain our argument. He then replyed that as of the first of March 2008 that i was in default of my loan thus justifying the foreclosure process. SO AFTER TWO MONTHS BEHIND, ON THE FIRST DAY OF THE THIRD MONTH IS WHEN THEY BEGAN THERE LEGAL PROCESS. BUT TO SEAL THE PROCESS IN CONCRETE THEY WAITED ENTILL THE VERY LAST DAY OF THE MONTH TO RETURN ANY OF MY PAYMENTS, THUS PUTTING ME THE COMPLETE THREE MONTHS LATE IN DEFAULT OF MY MORTGAGE PAYMENTS. Pretty much eliminating my ability to save ahead for the coming winter. And successfully reporting yet another full year of late payments regarding my mortgage. Locking me into another year of them as my servicing agent on my mortgage. If not less if they can successfully foreclose on me earlier. There plan to ruin ones credit is obvious, eliminating ones chance to refinance with another lender. While they collect the highly desired late fees and legal fees that add up to amounts well in excess of the regularly huge profits of a normal mortgage. HOW DOES A COMPANY LIKE THIS ESCAPE THE MAIN STREAM MEDIA?? TO THINK ITS COMPANY'S LIKE WACHOVIA WHO ARE GETTING SOME OF THE BAIL OUT MONEY, PROVIDED BY THE TAX PAYERS THAT THEY ARE SCREWING LIKE ME. Oh i am sorry i got lost . The recent bail out i think is a scam providing financial support to the giants that have screwed the american with dreams of homeownership. With utter disregard towards and/or on behalf of the american homeowner. This bailout allows financial lenders responsible for billions of dollars worth of coruption to continue doing business like WACHOVIA/HomEq Servicing. But offers nothing to the endless amount of people who's credit are screwed from there actions!! I ever there is any legal action taken against HomEq Servicing I pray to be a part of it .

What Californians can do
Hey all
If you live in California, you can(and should) file a complaint with the Department of Corporations. Website is http://www.corp.ca.gov and look second bullet down-that should be an online complaint form. If you need to write them, its Department of Corporations, Consumer Services Office, 1515 K Street, Suite 200, Sacramento, CA 95814.
When I spoke to them yesterday, they were aware of this company.
In light of Gov Schwartznegger's appeal to mortgage servicers to work with clients, this company, which was a part of the audience, has done more to facilitate foreclosures than avoid them. Consider cc'ing your complaint to the Govs office as well.
If I've posted this twice, forgive me...cant multi task any more I guess!
