Default Fire Damage and cosequences

We had a fire on May 3rd 2007 in our apartment building. Our apartment seems to have relatively little damage, however, it is not possible to live there anymore. As a consequence
1. Our lease has been terminated. The Landlord refuses to reimburse the remaining rent (=28 days) and can not offer us a place to stay. Does they have the right to do that? I haven't found anything in the lease agreement, is there a missouri or federal law for this? (technically, it is not so important for us since we are insured and the insurance will take care of temporary housing, however, I believe this is not right).
2. Since the building was instable, we were not allowed to go inside last week. This week they allow us to go inside, however, only after having signed a liability release - not for injury (which would be understandable), but for the objects that are inside. I understand that they want to protect themselves, however, they "hijack" our property for this purpose. I think that this is a form of extortion. But I am not a legalese specialist. We have agreed to sign because we need to get inside. Would a court accept a liability release that has been signed under these circumstances (=pressure)?
