Default Dad doesn't think he needs a will!!

My Dad has three children to whom he wants his assets to be divided equally upon death. However in searching the internet and reading up on wills and probate he feels that a will is not necessary. Everything will be divided equally and he doesn't want the expense of hiring a lawyer for the documents and probating the will. His home car and savings will equal out to around $100000 tops. I am the one that he has asked to help settle matters upon death. He has my name listed on his bank account as joint ownership which seems to be the best solution for that. My concern is that his real estate property is not in a very safe part of town and I do not want the burden of having to protect it while waiting to sell it. Is it necessary to add his children's names to the deed of property to ensure that it can be sold within a short time and be split three ways since there will be no will? Please any advise that you can give me to help me make sure that everything is legal and have the least amount of trouble in settling his estate after death would be greatly appreciated.

You Father NEEDS a Will to ensure that his wishes are carried out! Many lawyers offer a free or low-cost initial consultation just for the purpose of determining whether they can help you.
