Default Commercial Lease

My landlord and my brother are currently involved in a lawsuit. Because of this conflict (in my opinion, but it's pretty obvious), my landlord has done some unethical things to affect the success of my business (take down my sign off the marquis, provide the same product to customers that I used to provide). These actions coupled with the economy have doomed my business. I have requested to meet with her to explain the situation and advise her that I can no longer afford to continue with the business and discuss vacating the space (which happens to be located INSIDE her business). She refuses to meet with me, so we have been communicating through management. They inform me that she wants me to stay through the duration of the lease, which ends next spring. The slow season is coming up, and there is no way the business will be able to continue. The rent is based on a percentage of the money my business makes, so if the business is operating at a loss and she sues for the remainder of the lease (which I believe was her plan all along), will she then owe ME money? What are my options?
